Clean, check and test all smoke alarms at the property and change 9v batteries where required
Mark each compliant smoke alarm (or 3v group) with a sticker showing the date tested and a 24hr contact mobile phone number (tenants can call Be Legal directly if any issues with smoke alarms).
Remove any expired/faulty alarms not necessary for compliance, or if unable to remove - a sticker marked “not required for compliance” will be placed on the alarm.
Unlimited return smoke alarm inspections for lease renewals, new tenancies, call outs for beeping/expired alarms at no additional charge.
Replace any 2022 compliant smoke alarms needed for QLD legislation from $129 inc gst per alarm or cover under warranty where applicable
Re-locate any incorrectly positioned smoke alarms at no additional charge (if wireless)
Safety switch located and tested
Smoke alarm compliance report emailed within 24hs of the inspection, describing the location, type and expiry date of each smoke alarm at the property and the date the property was inspected
Access to online portal with live status of each property, download reports or check when jobs have been booked
24/7 contact service available for tenants or property owners to call for beeping or false alarms
Water meter reading recorded (if requested) at an additional $10 per year (when onsite for smoke alarm compliance)

**Subscriptions do not include replacing smoke alarms (unless under warranty) or moving hard wired (240V) smoke alarms.

** Where Be Legal cannot complete the warranty work, the property manager or landlord may need to refer to the original installer. Alternatively, Be Legal can replace these alarms for an additional cost.

**Please note additional charges may apply if compliance checks are not completed within the allocated time frame due to factors such as the number of bedrooms, the number of blinds, or dual living/granny flat scenarios.

Includes all services from 'Standard Compliance' Subscription package plus:
Inspect every window at the property.
Remove or re-connect blind chains, shorten blind cords (where necessary)
Fit warning tags, cleats, chain connectors or tensioning devices to any non-compliant blinds
Re-check the blinds on every return smoke alarm inspection at no additional charge, to ensure all warning labels and cleats are still in place
Corded window compliance report emailed following the inspection, describing the location of each window and a summary of blinds made compliant
Water meter readings recorded if requested (when already onsite for alarm compliance)

A licensed pool inspector from Be Legal in QLD will evaluate your pool barrier and fence to ensure they meet compliance standards, including thorough checks on all pool gates. The inspector will identify any items within the non-climbable zone and verify that the CPR sign adheres to current legislation.
Pool safety compliance report emailed within 48hrs of the inspection, describing any non-compliance issues and the rectifications (if required) to make the pool fence compliant (supporting photographs will be attached).
30-day reminders sent to ensure the repairs are being completed (to a maximum of 90 days). The local council is notified if any pool owner fails to complete the necessary repairs within 90 days.
Pool safety certificate uploaded to the national Queensland Pool Safety Register and a copy emailed to the property manager.
Government charge for the pool safety certificate (Form 23) is $44.95 (additional)
Return inspections to check repairs and subsequent compliancy $59 (additional)
