Be Legal will ensure the property is compliant with current national and state smoke alarm legislation.
All prices listed below are inclusive of GST.
Smoke Alarm Compliance

Clean, check and test all smoke alarms at the property and change 9v batteries where required

Mark each compliant smoke alarm with a sticker showing the date tested and a 24hr contact mobile phone number (tenants can call Be Legal directly if any issues with smoke alarms).

Remove any expired/faulty alarms not necessary for compliance, or if unable to remove - a sticker marked “not required for compliance” will be placed on the alarm.

Unlimited return smoke alarm inspections for lease renewals, new tenancies, call outs for beeping/expired alarms at no additional charge.

Replace any 2022 compliant smoke alarms needed for QLD legislation from $129 inc gst per alarm or cover under warranty where applicable

Re-locate any incorrectly positioned smoke alarms at no additional charge (if wireless)

Safety switch located and tested

Smoke alarm compliance report emailed within 24hs of the inspection, describing the location, type and expiry date of each smoke alarm at the property and the date the property was inspected

Access to online portal with live status of each property, download reports or check when jobs have been booked

Re-check the blinds on every return smoke alarm inspection at no additional charge, to ensure all warning labels and cleats are still in place

Corded window compliance report emailed following the inspection, describing the location of each window and a summary of blinds made compliant

Pool Fence

Ensure the property is compliant with current state pool fencing legislation

A Be Legal licensed QLD pool inspector will check the pool barrier/fence for compliance, including all pool gates. The inspector will identify items in the non-climbable zone and ensure the CPR sign complies with current legislation

Pool safety compliance report emailed within 48hrs of the inspection, describing any non-compliance issues and the rectifications (if required) to make the pool fence compliant (supporting photographs will be attached)

Recommendations provided on local handyman or contractors for pool fence repairs (when requested)

30-day reminders sent to ensure the repairs are being completed (to a maximum of 90 days). The local council is notified if any pool owner fails to complete the necessary repairs within 90 days

Pool safety certificate uploaded to the national Queensland Pool Safety Register and a copy emailed to the property manager

Government charge for the pool safety certificate (Form 23) is $44.95 (additional)
